Understanding Timeshares

 

When you rent a timeshare property, you rent a certain amount of time to use the property each year, splitting the cost of a vacation home with many other people. Timeshare properties are often a part of a larger community with amenities such as swimming pools, recreation rooms, or gyms. They can also be stand-alone homes or condos.

 

Types of Timeshares

 

Please understand there are two types of timeshares: fee simple and right-to-use.  I have right-to-use timeshares because they are less expensive. You purchase the right to use the property, but a developer owns it.

 

Types of Timeshare Properties

 

There are also two types of right-to-use properties: fixed and floating. You are guaranteed floating timeshares which offer great flexibility. You can choose a certain number of days.  Note: those days can change from year to year to fit your schedule. You're guaranteed a similar timeshare property at a different location every time you vacation, although you'll often have different accommodations. You have the ability to choose the location of the timeshare(s) that interest you most. You can even visit the area year after year.

The Daily Expenses Incurred By You

All of this can be yours for the lovely cost of $180 per night and an additional fee of $50 to cover property maintenance. Just think this is a wonderful savings on several locations that can accommodate up to 12 people for the price of one.  You can take a splendid vacation for a couple, family or even business for this low price and any incidentals required per location as documented.  I can also provide vacation deals at more than 3,700 resorts available worldwide and cruises as requested.

 

 

Timeshare Rental Procedures

·                     I can provide several different locations and types of lodging (Beach, Ocean, Tropics, City, Downtown, Mountains, Skiing, Lakefront) all with star ratings.  At certain locations, the numbers of beds accommodate up to 12 people.  Each location also offers several attractions (onsite and off) and/or Theme Parks.

·                     Providers of component items of the vacation packages, make this a great travel purchase with many things to do and see.

·                     All reservations are "subject to availability".  I will verify if the desired dates are available.  Please provide secondary dates as well.  

·                     Total payment is due within 24 hours of the dates of availability being verified in order to ensure that the deal is finalized or the transaction is void.

·                     For any additional locations desired but not listed below, please provide me with an address and the dates of the desired locations in question.  I will find a resort or homesite of similar quality in that area.

 

 

Understand timeshare maintenance fees

 

The maintenance fees cover expenses such as cleaning the pool and paying taxes, utilities and building up financial reserves. They can also cover housekeeping expenses and ensure timeshare units are stocked with basic necessities such as dishes, sheets, and toilet paper. Fees can vary.

 

Cancellation/change policy

 

The dates can be changed over a six month period from the departure date for an additional fee of $50.00.  Any changes less than two months from the departure date are a $100 processing fee.  Remember, all locations are subject to availability.  For cancellations/changes, you must provide at least a seven (7) day advance notification from the original scheduled vacation date(s).  Any upfront processing fees, deposits, taxes and maintenance fees are all non-refundable?  The cancellation penalties include a $100 processing fee, $50 maintenance fee, 4% tax on the total rental agreement and any amounts of upfront deposits paid for incidentals.
